One Stop Shop Design

The Practice set up a design service department initially to support the building surveying department, but for over fifteen years we have offered this service in its own right. Staffed by Architects, Project Managers, Architectural CAD technologists, CDM Co-ordinators and Quantity Surveyors and supported by Structural and Services Engineers sourced from our Approved Supplier Framework we offer the full range of services to our Clients including “One Stop Shop” services.

The Company Management structure and “one stop shop” strategy has been developed to allow flexibility with regard to the procurement of work and draws on our company’s multiple surveying disciplines. The above ethos allows us to offer a more comprehensive service and a single point of contact and responsibility, on what many consider to be smaller schemes, at an economic fee as the project structure whilst ensuring overall responsibility for each project and a single point of contact for the Client, enables our varied resources to be allocated to provide numerous synergies and benefits.

It is our experience that this ‘one stop shop’ approach provides many benefits on schemes ranging from less than £250,000 to over £5,000,000 and the resource synergies result in the most economic final cost to the Client

We believe that the key to the successful delivery of projects of this value lies in the engagement of a company that will not only manage the programme but also provide the majority of the professional surveying and design services required including;

  • High Class Feasibility and Outline Design Studies including presenting design proposals to client.
  • Advising clients and funding organisations (probity audits) on the practicality and viability of proposed projects.
  • Preparation of detailed cost plans to ensure financial budgets and deadlines are met;
  • Preparing information for and submitting Planning Applications
  • Preparing information for and submitting Listed Building Applications
  • Preparing information for and submitting Building Regulation Approval Applications
  • Producing detailed drawings and tender information.
  • CDM Co-ordinator services.
  • Procuring and coordinating the work of contractors;
  • Monitoring progress and ensuring that the project is running within the agreed timescale and costs.

It can be seen from the project profiles that we also offer full Project  Management Services including CDM either as part of our ‘one stop shop’ services or separately on projects where the Client has engaged alternative designers.

We aim to provide a similar level of “respect” and input to projects up to £5M as to that traditionally provided on larger schemes. To this end:

  • We employ senior experienced surveyors and designers. This means that every job is done right first time.
  • Our Directors are actively involved in all projects and directly accessible to the Client.
  • Where practicable, we provide fully quantified and detailed pricing documents at the earliest possible stage.
  • We submit Bills of Quantities at tender stage incorporating comprehensive preliminaries and referring to an NBS specification.
  • Contrary to a number of practices, we offer a full in-house Quantity Surveying service from inception to completion.
  • We have developed a team of sub-consultants (structural and services engineers etc.) for whom schemes of this value are important commissions, thus ensuring their close attention and prompt response as necessary.

The range of work carried out by the design team on residential, retail, commercial schemes includes.

  • New builds and extensions
  • Listed and historic buildings and those within Conservation areas,
  • Refurbishment to industrial buildings.
  • Refurbishing Rail and Local Authority properties
  • Office and retail fit outs.
